How to Verify Land Papers Before Buying Property in Rajasthan

In real estate, the documents matter as much as the land itself. A beautiful plot with unclear papers is a liability, not an asset. Before you buy property anywhere in Rajasthan, here is how to verify the paperwork properly.

1. Confirm the title deed

The title deed proves ownership. Check that the land is legally in the seller's name and that they have the right to sell it. Read the deed carefully for the exact area, boundaries and any conditions.

2. Trace the chain of ownership

Review past sale deeds to confirm an unbroken chain of ownership over the years. Gaps or unclear transfers in the history can signal disputes — and become your problem after purchase.

3. Check land records and mutation

Verify the latest jamabandi (record of rights) and ensure mutation has been carried out in the current owner's name. These government records should match the title deed and the seller's claims exactly.

4. Get an encumbrance certificate

An encumbrance certificate shows whether the land carries any loans, mortgages or legal charges. Always confirm the property is free of pending dues before you commit any money.

5. Verify approvals and land use

For residential plots, confirm the land is approved for residential use and that any agricultural-to-residential conversion is properly done. Check the approved layout and, for organized projects, the RERA Rajasthan registration.

  • Title deed and previous sale deeds (chain of ownership)
  • Latest jamabandi and mutation records
  • Encumbrance certificate (no pending loans)
  • Approved layout plan and land-use conversion order
  • Property tax receipts and cleared utility dues

Verifying papers can feel daunting — but it is the single best protection a buyer has. When you deal with Thirty Milestones, every plot and project comes with clear, verified documentation and transparent guidance at each step.
